Assume other games work?
Try wiping with a lint-free cloth. If you have an LCD/Plasma TV, these usually come with decent anti-static wiping cloths, excellent for CD/DVD static issues.
Other than that, try on someone elses machine, or just take it and your receipt back to the store you bought it from.

i had been getting a "disc is unreadable, clean with a cloth" type warning a couple of times whilst playing FIFA, i got pro on the 17th and i only played 4 matches before this happened again. The disc was brand new and had no scratches so i knew it wasnt to blame. I'm afraid to report that a few games later i got the red ring of death on my Xbox and had to get a new xbox the next day
I think my Xbox had been playing up for a good few months before finally giving up, however. I just never thought much about the clean disc warnings as FIFA was the first new game i had bought for a while so i just assumed that the discs were unclean every so often (initially the warning only appeared every couple of weeks or so)
I read someone else on here saying their Xbox got the ring of death as soon as they got pro so im hoping it isnt some kind of a killer game! Thankfully thus far my new Xbox has worked fine
PS My Xbox that broke was almost exactly 2 years old so if your one is younger, hopefully it is just a random problem with the one disc- good luck
